The rule is three sheet sets per bed and two bath, two hand, two wash per guest, multiplied by how far your laundry is from the property. Everything below follows from that.

Towels, by guest capacity.

Baseline per guest

2 bath, 2 hand, 2 washcloths, for every guest the listing sleeps.

Multiply by laundry distance

×2 if laundry is off-site or run by a cleaner; ×3 if you batch-clean once a week.

Add the makeup cloths

2 to 4 dark washcloths per bathroom, labeled. They are what save the white ones.

Example: a 2-bedroom that sleeps four with off-site laundry owns 16 bath towels, 16 hand towels, 16 washcloths, and 4 makeup cloths.

The rotation.

Strip every bed at every turnover, including the mattress protector. "Looks clean enough" is how reviews go wrong.

Treat stains the same day, before dryer heat sets them. An enzyme spray in the laundry area is the cheapest linen insurance you can buy.

Store by room and size with a labeled shelf for each: on the bed, in the wash, ready.

Retire sets at pilling, graying, or dead elastic. Guests notice tired linens before hosts do.

Put a spare protector on every bed’s shelf; protectors dry slower than sheets.

Common questions.

How many sheet sets per bed does an Airbnb need?

Three: one on the bed, one in the laundry, one clean and folded. Two sets only works if laundry never runs late, which in a rental it does. Buy the third set before you need it.

How many towels per guest?

Two bath towels, two hand towels, and two washcloths per guest of listed capacity, then multiply by two if laundry is done off-site or by three if you batch-clean once a week. Add two to four dark makeup cloths per bathroom.

White or colored linens for a rental?

White. It bleaches, it photographs as clean, and every set is interchangeable with every other set. Colors hide stains only until a guest finds one.

When should rental sheets and towels be replaced?

Retire sheets at pilling, graying, or elastic failure, usually 12 to 18 months of weekly washing. Retire towels when they stop feeling plush or hold a stain bleach will not lift, roughly every 6 to 12 months in a busy listing.
