Start with three sheet sets per bed, then check your busiest laundry cycle. Stock must cover the beds currently made, every change before clean laundry returns, and a spare for damage. Distance alone does not determine the number.

Define your guest allocation
Write the towel quantities promised per guest and any mid-stay refresh. Count hand towels and bath mats by bathroom where appropriate.
Cover the laundry return interval
Count how many complete turnovers could happen before the laundry is ready again. Add a separate damaged-item buffer.
Add the makeup cloths
2 to 4 dark washcloths per bathroom, labeled. They are what save the white ones.
Example: four guests × two bath towels × three complete allocations = 24 bath towels. That covers one allocation in use, one in laundry, and one spare. Recalculate if laundry is delayed or stays need more towels.

Buy for your actual laundry process.
Ask your laundry provider about temperature, chemicals, capacity, and return times before choosing textiles. Brooklinen’s Luxe Sateen instructions specify cold washing, low drying, and non-chlorine bleach only. A universal hot-wash or chlorine-bleach routine would conflict with those instructions.

The rotation.
Strip every bed at every turnover, including the mattress protector. "Looks clean enough" is how reviews go wrong.
Separate stained items before drying; use a treatment allowed by both the textile and cleaner labels. Never mix cleaning products.
Label shelves and complete linen kits by room, bed size, and model. Keep clean, fully dry stock separate from used or damaged items.
Retire sets at pilling, graying, or dead elastic. Guests notice tired linens before hosts do.
Put a spare protector on every bed’s shelf; protectors dry slower than sheets.

How many sheet sets per bed does an Airbnb need?
Three sets per bed is a useful starting plan: one in use, one being washed, and one spare. Increase stock when several turns can occur before laundry returns, or when a damaged set would leave you short. This is a planning example, not a universal standard.
How many towels per guest?
Decide what each booked guest receives, then hold enough complete turnovers to cover the laundry return interval plus a damage buffer. Count bath mats and shared hand towels separately. Longer stays, pools, and guest laundry access change the quantities.
White or colored linens for a rental?
White makes matching replacement pieces easier, but does not mean chlorine bleach is safe. Follow the exact product care label. Keep sizes and models identifiable; two white fitted sheets are not necessarily interchangeable.
When should rental sheets and towels be replaced?
Inspect after each wash. Retire items with persistent stains, holes, roughness, failed elastic, or poor absorbency. Record purchase and retirement dates to establish your own replacement budget instead of promising a fixed lifespan.
