A house manual has one job: answer the question before the guest sends the message. The template below is ordered by how often each topic gets asked, so WiFi, the door code, and checkout come first. Every block has a “why” note explaining what it prevents.
01Welcome & how to reach us
Why it matters: Guests read this once. Keep it to four lines and put the phone number where it can be found in a panic.
Welcome to [Property Name]! We're glad you're here. Your host: [First name] — text or call [phone]. We reply within [15] minutes between [8am] and [10pm]. For anything urgent after hours, call the same number and say it's urgent. Check-in is from [4:00 PM]. Checkout is by [10:00 AM].
02Check-in & door code
Why it matters: The single most-messaged topic. Spell out the exact sequence of buttons, and what to do if the code fails.
Getting in 1. The front door has a keypad smart lock. 2. Enter your personal code: [CODE] then press [✓ / Schlage button / #]. 3. The lock beeps and the handle turns. 03WiFi
Why it matters: The number-one guest question. Print this on a card by the router too.

04Parking
Why it matters: Ambiguity here produces towed cars and one-star reviews. Be precise about which spot and what is not allowed.

05Heating & cooling
Why it matters: Tell guests the range you allow before they find the limits themselves.
Thermostat The thermostat is in the [hallway]. Tap the screen to wake it, then use the arrows to set a temperature between [66°F] and [76°F]. It's set to "Auto" so it will heat or cool as needed. Please don't switch it to "Off" or "Fan" — the house will get uncomfortable fast. Extra blankets are in the [bedroom closet]. A fan is in the [hall closet].
06TV & streaming
Why it matters: Guests bring their own logins. Say that plainly, and explain how to sign out.
TV Press the power button on the [Roku] remote. Use the Home button to see apps. Sign in to your own Netflix, Hulu, or other accounts. When you check out, the TV clears your logins automatically [or: please sign out of your accounts before you leave]. No cable — everything is streaming. 07Kitchen quick-start
Why it matters: Coffee instructions prevent the 7 a.m. message. Name the machine and where the supplies are.

Why it matters: State the hours and that the property is monitored for noise levels (not audio). This alone deters most parties.

10House rules
Why it matters: Short, specific, and enforceable. Long rule lists get skipped.

11Checkout
Why it matters: Ask for three things at most. Anything longer and guests do none of them.
