Airbnb Amenities Checklist.

Not every amenity is equal. Some are search filters that decide whether guests ever see your listing; the rest are nice. Here are the ones that move bookings, and what to buy to honestly tick each box.

Guests rarely scroll a listing's amenity list. They set filters. A listing without WiFi, self check-in, or a kitchen is invisible to a large share of searches no matter how good the photos are. Work down this list in order.

WiFi (with a listed speed)

Non-negotiable

The most-used filter on the platform. Listings can display a verified speed; anything under 25 Mbps quietly loses remote-work bookings.

What to buy: A mesh system with a separate guest network so a guest can never see your devices.

Self check-in

Non-negotiable

A top-three filter and the amenity most correlated with high check-in ratings. Also what makes remote hosting possible.

What to buy: A WiFi smart lock with per-guest codes, plus a lockbox as the backup.

Kitchen

Non-negotiable

Families and stays of 3+ nights filter for it. "Kitchen" means guests can cook a real meal, not just a kettle and a microwave.

What to buy: Multi-format coffee maker, one good chef's knife, a three-piece cookware set, and a dinnerware set for the listed capacity plus two.

Dedicated workspace

High impact

A search filter since 2021 and the amenity that unlocks weekday, mid-week, and month-long remote-work bookings.

What to buy: A real desk (not the dining table), an adjustable chair, a lamp, and a power strip with USB-C at desk height.

Air conditioning & heating

High impact

Guests filter for AC in summer markets and assume heating everywhere. Both must actually reach every bedroom.

What to buy: If central air can't reach a room, a window or portable unit for that room. Never list AC you can't deliver.

Washer & dryer

High impact

The filter for stays longer than a week. In-unit beats shared; shared beats none. List the truth.

What to buy: If you have the hookups, a compact stacked set pays for itself in extended-stay bookings within a year.

TV with streaming

High impact

Guests expect to sign into their own accounts. A TV that clears credentials at checkout protects both sides.

What to buy: A 50-inch-plus smart TV with a streaming stick that has a guest mode.

Free parking on premises

High impact

A filter in every driving market. Describe exactly which spot and what size vehicle fits.

What to buy: Nothing to buy; a printed parking card in the house manual and a photo of the spot in the listing.

Pets allowed

Market dependent

Roughly one in five travelers searches with the pet filter. Higher cleaning fees are accepted; damage is rarer than hosts fear.

What to buy: Washable rugs, a performance-fabric sofa, an enzyme cleaner, and a dog bowl set left out as a welcome touch.

Crib & high chair

Market dependent

The family filters. A pack-and-play and a folding high chair cost under $200 together and unlock a whole segment.

What to buy: A pack-and-play with a fitted sheet, a folding high chair, and outlet covers.

Hot tub or pool

The single highest-lift amenity for nightly rate in cabin and beach markets, and the most expensive to add and maintain.

What to buy: Only with a maintenance contract. An unmaintained hot tub is a one-star review waiting to happen.

Common questions.

Which Airbnb amenities matter most?

WiFi, self check-in, and a full kitchen are the three amenities nearly every guest filters or scans for. After those, a dedicated workspace, air conditioning, a washer and dryer, streaming TV, and free parking are the filters that most change which searches your listing appears in.

Do more amenities mean more bookings?

Amenities that are search filters do, because they add your listing to searches it was previously excluded from. Amenities that are not filters (board games, a record player) improve reviews but do not change visibility. Prioritize the filters first, then the delight items.

Can I list an amenity I only partly have?

No. Listing air conditioning that does not reach the bedrooms, or a workspace that is really the kitchen table, is the fastest route to a refund request and a low accuracy rating. List what a guest would agree you have, and describe the limits in the listing text.
